Access Statement for The Cottage at Great East Standen Manor


Introduction

The Cottage at Great East Standen Manor is an award winning holiday cottage with accommodation on two floors under a thatch roof. It is set in landscape gardens within the grounds of Great East Standen Manor (approx 60 acres) in its own valley which in turn is set in an Area of Outstanding Natural Beauty. The site of both the Manor House and the Cottage is generally sloping. The nearest village is Arreton with its historic church and two public houses, approx 2 to 3 minutes by car or a delightful walk across The Downs approx 15 - 20 minutes. The village shop/Post Office is through Arreton on the left hand side after approx 1.5 miles. There is an excellent farm shop in Briddlesford Road and also at Arreton Barns (Farmer Jacks), Waitrose is situated in East Cowes. Delivery of provisions can be arranged by Tesco or Island Hampers. Pre-Arrival

  • • All guests are provided with written directions to the cottage
  • • There is no telephone at the cottage or computer provision
  • • In emergency there is a telephone and computer (no Broadband signal) at the Manor House approx 70 yards up the track
  • • Public transport is available at the Hare & Hounds public house approx 3/4 mile either along lane or across fields

Arrival & Car Parking Facilities

  • • The Cottage is approached along a Council maintained lane to our 5-bar gate which is the main entrance
  • • The gate must be kept closed as there are horses on site
  • • Our lane is a mixture of gravel and crushed stone
  • • Beside our lane is a large duck pond with low post and rail fence
  • • There is car parking for two cars (more by arrangement) on level hard standing at end of Cottage
  • • The brick patio, exclusive to the Cottage, is at the other end
  • • Lights are at each end of the Cottage on a timer

Main Entrance, Reception & Ticketing Area

  • • The door to the Cottage is approached via a sloping brick path
  • • There is one key and you will be greeted on arrival, alternatively other arrangements may be made
  • • There is a welcome pack on the folding-leaf pine table in the Cottage

Public Areas - Hall, Stairs, Landing, Corridors etc

  • • The front door leads straight into a large open plan room with terracotta tiled floor
  • • There is no lift. Access to the first floor is via an unusually wide relatively angled spiral staircase
  • • The first floor has natural oak plank flooring except the bathroom and shower room where the floors are painted
  • • There are scattered rugs and runners, probably middle eastern, throughout with a high wool content
  • • The landing is large enough to house a single bed or cot by arrangement
  • • The main bedroom has a double bed, large period double wardrobe and upholstered chair
  • • Either side of the bed is a pine cabinet with lamp
  • • There is a Georgian painted chest of drawers
  • • There are two low casement windows each with iron-strap guards which may be lifted out as a means of fire escape
  • • The en suite shower room has a very large power shower, wc and wash basin
  • • Off the landing is the bathroom with cast iron Victorian bath, wc and wash basin
  • • Bedroom 2 has two pine beds, wardrobe, bedside cabinet with lamp and chest of drawers with Victorian mirror

Public Areas - Sitting room, lounges, lobbies etc

  • • At one end of the ground floor is a sitting area with two large sofas, an oak bureau desk & chair and child's desk & chair
  • • The fireplace houses a cast iron stove, dated 1865, which must not be lit
  • • There is a wooden circular coffee table, heavy carved lamp standard and oak umbrella stand
  • • There is a tv with provision for DVDs and videos and also a mini hifi
  • • There is an old pine dining table with two large church pews for seating
  • • The kitchen is purpose built, solid wood with beech work surfaces with built in 4-ring hob and oven
  • • There is a built-in fridge with freezer compartment and built-in dishwasher
  • • Kitchen items include microwave and toaster
  • • There is a matching built-in dresser on one side of the kitchen area
  • • There is a 1920s child's desk & chair

Laundry

  • • There is a washing machine in the boiler roomat the rear of the cottage, together with washing line

Outdoor Facilities

  • • There is a brick patio area at one end of the Cottage approached by sloping brick path
  • • The landscaped garden borders the patio
  • • The grounds of the Manor House can be used by occupants of the Cottage
  • • In the boiler room there are numerous other chairs to supplement the table and chairs on the patio
  • • There are numerous items for guests use ie buckets & spade, surf boards, ball games etc
  • • The solid fuel barbecue can be positioned on the patio
  • • There is an active stable yard close by and guests are welcome to look round

Grounds and Gardens

  • • See section entitled Outdoor Facilities
  • • There is a purpose made owl box in the roof over bedroom 1 and the occupying barn owls can be seen
  • •In 2008 the owls had two clutches of owlets

Additional Information

  • • The gardener appears unobtrusively once or twice a week
  • • We have a number of vintage and classic cars on site. If you arrive in one we could arrange covered parking.

Future Plans

At some stage over the next year or so we will be putting in a swimming pool. We will be converting another thatched historic building into a second cottage , which will be completed by May 2011.
